We are a privately owned independent company specialising in Block, Flat and Estate Management throughout Leamington, Warwick, Stratford-upon-Avon and Coventry. Block Management is quite a unique form of property management requiring specialised skills and an in-depth knowledge of legislation not normally found within the average residential letting agency.

To achieve this we work closely with the freeholders, leaseholders and representatives of residential management associations.
Working strictly in accordance with the housing Act 1988, our experienced staff utilise the latest documentation available from our comprehensive management software system, CFP winman . Our bespoke service is tried and tested and based on years of management experience, technical knowledge and a real understanding of what is involved in effective and detailed block management.

Valuation
Here at Baxtertodd we offer all our clients a FREE no obligation valuation for the management of the block. We can arrange for one of our block managers to visit the block/estate to assess the work involved and the costs incurred for the specific services required.
Annual Budgeting
It is our mission to achieve best value when producing the annual budget, however this should not compromise service or quality. We endeavour to negotiate on your behalf to reduce all costs were possible.
Maintenance
Here at Baxtertodd we have an extensive database of contractors that we can instruct to perform contract to one off work on the block/estate. Tradesmen we instruct are 100% professional and provide an excel-lent service

Here at Baxtertodd, we operate using the most up to date version of property management software cfpwinMan. Investing in this enables use to manage each block effectively.
Insurance Services
Under the terms of the lease the Landlord is obligated to ensure the building is prop-rely insure. Baxtertodd works closely with the Zurich Insurance Group and can arrange insurance at extremely competitive rates.

At Baxtertodd we take great time and care to ensure that all properties we manage are compliant with legislation and are kept up-to-date with the ever changing rules and regulations that must be adhered to.
